FOR BUILDING OWNERS & ASSOCIATIONS

Building management and SVJ support in Prague.

I help building owners and Czech owners’ associations (SVJ) in Prague organise maintenance, contractors and the information needed for decisions. You work directly with me, Ing. Mariana Flašková. We agree the tasks, responsibilities and fee around the needs of your building.

WHAT I CAN TAKE CARE OF

01

Support for the whole building

This service is for building owners and SVJ committees that need technical and organisational support with the operation of their building. It can cover day-to-day requests, planned maintenance, contractor coordination and keeping agreed documents and open tasks in order.

At the start, we distinguish the responsibilities of MALECO, the owner or committee, and specialist providers. Managing an entire building is a different assignment from looking after an individual rented apartment.

02

Maintenance, inspections and contractors

I can record maintenance requests, coordinate agreed work and help track inspection dates. For a repair, support can include obtaining and comparing quotations, communicating with contractors and following up the agreed tasks.

The work that needs a specialist assessment or a qualified inspection remains with the appropriate professional. We agree how quotations, expenditure approvals and progress updates will be handled before work begins.

03

Information for committee and owner decisions

A useful overview should make clear what is being dealt with, what decision is needed and who has the next step. I organise the agreed information, documents and follow-up communication so that the owner or committee can assess priorities.

We agree the format and frequency of updates, the contact people and which matters need your approval. Coordination supports informed decisions; it does not by itself transfer every responsibility of the owner or SVJ committee.

04

Taking over from an existing manager

We begin with the building, its available documentation and the services already in place. The first discussion covers outstanding repairs, important dates, existing contractors and what you would like to improve.

For a change of manager, we prepare an agreed handover list. Depending on the assignment, this may include supplier and contract details, building documents, inspection reports and a list of unfinished tasks. The handover timetable depends on the circumstances and the availability of the documents.

05

A clear proposal and service boundaries

The proposal should identify the tasks, responsibilities, communication arrangements and fee. Additional assignments and the cost of specialist contractors are set out separately, so you can see what is included in the management support.

Accounting, legal representation, specialist inspections and acting as a professional SVJ chair are not automatically included in technical and organisational support. Cooperation with accountants and other specialists is agreed for the particular building.

06

Preparing for our first conversation

Tell me the building’s location, the number of units, its general technical condition and the support you currently use. A short overview of open issues and your priorities helps us discuss a suitable scope.

You do not need every document ready before getting in touch. We can first identify what you need to resolve, then agree the information required for the next step. I communicate in Czech, English and German.

SUPPORT BUILT AROUND YOUR NEEDS

We begin with the building and its documentation, then agree the responsibilities of MALECO, the owner or committee and specialist contractors. If you need help with an individual rented apartment, explore rental property management.

Questions about building management

01

Can you help an SVJ committee as well as a building owner?

Yes. I offer technical and organisational support to building owners and Czech owners’ associations, known as SVJ. We assess the building’s needs and agree a suitable division of tasks before starting.

02

Does the service include the SVJ’s accounting?

Accounting is not automatically part of technical and organisational support. The proposal must state who handles accounting and how information is passed to the accountant. Any additional service needs to be agreed explicitly.

03

Who approves repairs and contractor costs?

We agree which tasks I coordinate, which matters require an owner or committee decision, and how expenditure is approved. Obtaining quotations and coordinating work do not by themselves give MALECO unlimited authority to approve costs.

04

Can you help us change our building manager?

We can discuss the current arrangements, open tasks and available documents, then prepare an agreed handover list and responsibilities. The timing depends on your existing arrangements and the cooperation and information available.

05

What information should we send with an enquiry?

Start with the location, number of units, basic condition of the building and what you need help with. Current service arrangements, upcoming inspection dates and outstanding repairs are useful if available. We agree the detailed document list later.

06

How is the management fee agreed?

The fee depends on the building and the tasks you want to delegate. We agree the scope and responsibilities first, and distinguish the management fee from contractor costs and additional assignments.
